Matrix Concepts Holdings Berhad (MATRIX) was incorporated in 1996 and was listed on the main board of Bursa Malaysia Securities Berhad on May 28, 2013. The principal business activities focus on four (4) main pillars, Property development, Construction, Education and Hospitality.
Matrix’s projects live up to its tagline of “Nurturing Environments, Enriching Lives” by being a caring and community developer, providing premier and quality education for the future generation and to inculcate integrated sustainable communities in all the developments.
As at end FY2019 Matrix has successfully completed and delivered more than 6,450 residential and commercial properties in Malaysia and Australia with a Gross Development Value (GDV) of RM3.67 billion over the last 5 years. The Group’s combined on-going and future GDV is approximately RM15 billion until 2027.
1996
The history of our Group can be traced back to 1996 when our subsidiary Matrix, began operations as a property development company. Our maiden project was in Taman Bahau, Negeri Sembilan, a mixed residential and commercial development comprising 581 terrace houses and 14 shops/offices. This was a joint-venture project between Matrix and the landowner on a site of about 50 acres. The total GDV for this project was just under RM 35 million. We completed the development in 1999 with all units sold.
2005
In 2005, Matrix entered into a joint-venture with Koperasi Kemajuan Tanah Negeri Johor Berhad to develop our first flagship township in Taman Seri Impian in Kluang, Johor. In the same year, BSS Development entered into a joint-venture with MBI to develop our second flagship integrated development project in Bandar Sri Sendayan in Seremban, Negeri Sembilan. Our subsidiaries, Matrix and MCHB Management, were also accredited with ISO 9001:2000 status for provision of project management and administrative management services in property development by BM Trada Certification Ltd, a certification body accredited by the United Kingdom Accreditation Service.
2008
In 2008, we launched the first two phases of developments in Bandar Sri Sendayan, which consist of a residential area named Nusari Bayu 1, with 1,159 terrace houses and 18 commercial plots at Sendayan MetroPark. Nusari Bayu 1 and the infrastructure for the commercial plots at Sendayan MetroPark were completed in 2010. We also completed and delivered 500 bungalows for Idaman Villa as part of joint-venture agreement with MBI in 2008.
2009
In 2009, our subsidiaries, Matrix, MCHB Management, and Juwasan Maju upgraded their quality management system from ISO 9001:2000 to ISO 9001:2008 for project management, provision on construction, and administrative management services in property development from BM Trada Certification Ltd.
2009—2012
Between December, 2009 and December 2012, we sold 12 plots of undeveloped land amounting to RM350.2 million. We have sold 20,056 out of a total of 20,079 residential and commercial properties completed since the commencement of our Group. The total GDV of the properties completed since our Group’s establishment amounts to more than RM2.4 billion.
2011
In 2011, we acquired the remaining 25 percent stake in BSS Development and the company became a 100 percent subsidiary of our Group, with one share held by MBI. That year, we also disposed of 750 acres of land to the Royal Malaysian Air Force for setting up a new academy and training centre and the relocation of the Sungai Besi base to Bandar Seri Sendayan in Negeri Sembilan.
2013
In 2013, Matrix Concepts Holdings Berhad enlisted itself on the Main Markets of Bursa Malaysia Securities on the 28th of May. We are also very proud that in the same year, our flagship integrated project, Bandar Sri Sendayan for being awarded “Sustainable Township of the Year” by World Sense of Place, thus, reinforcing our standing as the preferred address amongst the discerning market.
2014
In 2014, Matrix Concepts Holdings Berhad was awarded the coveted ‘Forbes Asia’s 200 Best Under A Billion’ Award 2014. In addition to recognising our valued achievements in property development, the award also acclaimed us as an outstanding small to mid sized corporation within Asia Pacific, with an annual revenue of under a billion USD.
In the same year, Y.Bhg Dato’ Lee Tian Hock, Founder and Group Managing Director awarded the Platinum Entrepreneur Award by SME Malaysia for his outstanding entrepreneur and leadership in the industry.

2015
In 2015, Matrix Concepts was once again listed as a member of The Edge Billion Ringgit Club for the consecutive year.
2016
In 2016, Matrix Concepts awarded Best Township Developer by Property Insight Prestigious Developer Awards (PIPDA), followed by Elymus @ Resort Homes awarded Best Housing Development (Central Malaysia) by South East Asia Property Awards (Malaysia)
Moreover, Matrix Concepts Holdings Berhad awarded Special Recognition in Corporate Social Responsibility (CSR) by South East Asia Property Awards (Malaysia), as well as awarded National Best Township Development of the Year (Gold) by Nobel Excellence Awards.
